Since December 2023, RBI requires lenders to return all your original property documents within 30 days of full repayment. If they’re late, they owe you ₹5,000 for every day of delay. Financial Express has a refresher on the rule
On paper, a bank that hands over your sale deed 45 days late owes you ₹2.25L.
What the rule actually covers:
- It applies to banks, NBFCs and HFCs alike
- Originals go back within 30 days, and any charge registered against the property has to be removed in that time too
- You can collect them at the branch that serviced the loan or at the office where the documents are kept, and the sanction letter is supposed to say which
- If the lender has lost the originals, it has to help you get certified copies, pay for that, and compensate you as well
What we see people miss when they close a loan:
- An NOC isn’t the same as getting your documents back. Ask for the complete list you handed over at disbursement, including the link documents, not just the sale deed
- If your mortgage was registered at the sub-registrar, you also need a release deed, or the EC keeps showing the property as mortgaged
- Check your CIBIL report a month later and make sure the loan shows as “closed”, not still active
So, honest question: has the ₹5,000 rule actually worked for anyone?
- Got everything back within 30 days
- It was late, but I didn’t claim anything
- It was late, I claimed, and I got paid
- Still waiting on my documents
- Haven’t closed my loan yet

If you claimed, what did the bank say when you raised it?
